For many Non-Resident Indians (NRIs), owning property in India is both an emotional and financial decision. However, experts suggest that comparing India’s real estate market with that of the United States reveals significant differences in transparency, legal protection and investment returns.
One of the biggest advantages of the US real estate market is its well-established legal framework. Property ownership records are easier to verify, transactions are more transparent and buyers benefit from stronger legal safeguards. In contrast, although India has made progress through reforms such as RERA, buyers may still face challenges including title disputes, documentation issues and property fraud in certain cases.
Financial returns also vary considerably. Rental yields in many Indian cities remain relatively low compared to those in the US, making it harder for overseas investors to generate consistent income. Since most NRIs earn in US dollars, investing in dollar-denominated assets can also reduce currency-related risks.
Experts advise NRIs to look beyond attractive marketing offers and conduct thorough due diligence before investing in Indian property. Verifying ownership records, checking legal approvals, reviewing project registrations and consulting qualified legal professionals can help minimise risks.
