How Sustainable Buildings Can Better Withstand India’s Monsoons

Date:

India’s intense monsoons are putting a new focus on how buildings are designed, constructed and maintained. For homebuyers, heavy rainfall can quickly expose problems such as seepage, damp walls, leaking terraces, poor drainage and waterlogging that may remain unnoticed during a normal property visit.

India’s green-building movement is growing rapidly, with thousands of certified and operational projects across the country. However, green certification alone does not guarantee that a building will be protected against extreme rainfall.

Sustainable design can provide a strong foundation for monsoon resilience through rainwater harvesting, efficient water management, landscaping and better site planning. Developers can also incorporate grading, drainage, waterproofing, groundwater recharge and percolation systems to manage excess rainwater.

However, execution remains critical. Poorly sealed windows, weak waterproofing, unsuitable materials and inadequate drainage can undermine even a well-designed project. Regular maintenance of drainage systems, waterproofing and water infrastructure is equally important.

The real estate sector may therefore need to move beyond traditional green-building goals such as energy and water efficiency and place greater emphasis on climate resilience and stormwater management.

Ultimately, a building’s true performance is tested when heavy rains arrive. For homebuyers, the most sustainable building is not simply one with a green certification, but one that is thoughtfully designed, well constructed and capable of performing reliably through changing weather conditions.
