RLDA Announces Commercial Development Project for Air Space Above Tirupati Railway Station

The Rail Land Development Authority (RLDA), under Indian Railways, has announced bids for the commercial development of the air space above the newly developed South Side Building of Tirupati Railway Station in Andhra Pradesh. The site spans 3,664 sq meters in plan area, with a built-up area of 36,640 sq meters. The vertical air space, available for lease for 60 years, has a reserve price of Rs. 22.68 crore. The proposed development includes two building blocks, with about 21,984 sq meters allocated for hotel use, 10,992 sq meters for retail spaces, and 3,664 sq meters for service floors.

Located near key transport hubs, the site is just 1-2 km from the Tirupati Bus Stand, 10-11 km from Renigunta Railway Station, and around 15-16 km from Tirupati International Airport. The surrounding area features a mix of retail and commercial developments. The project will involve developing commercial spaces, including a hotel and retail outlets, subject to RLDA’s approval.

The air space development above the station’s departure concourse will form an L-shaped structure with two blocks. The site’s central location and connectivity with the railway station make it an ideal area for urban growth and commercial use.
