India’s commercial real estate market is entering a new phase, with Global Capability Centres (GCCs) emerging as one of its strongest growth drivers. Once primarily associated with cost efficiency and back-office operations, GCCs are increasingly handling innovation, engineering, analytics, cybersecurity, digital transformation and other high-value functions.
This shift is significantly influencing the demand for office spaces. According to the Times of India report, GCCs accounted for 43% of office leasing across major Indian cities in the first half of 2026. Their requirements are also moving beyond conventional office space, with companies looking for Grade-A buildings offering advanced technology, sustainability, employee amenities, collaboration zones and stronger security infrastructure.
The impact is also spreading geographically. While Bengaluru, Hyderabad, Pune, Chennai, Mumbai and NCR remain important GCC destinations, cities such as Ahmedabad, Jaipur, Indore, Kochi, Coimbatore and Bhubaneswar are gaining attention. Better connectivity, talent availability and supportive policies are helping create new commercial corridors.
Sustainability is another major factor. More than 80% of GCC leasing in India during H1 2026 was concentrated in green-certified buildings, highlighting the growing importance of energy efficiency, climate resilience and ESG compliance.
GCCs are therefore not simply occupying offices—they are changing what modern commercial real estate needs to deliver: flexibility, technology, sustainability, connectivity and a better employee experience.
