India’s Top 7 Cities Record 3% Growth in Housing Sales in Q3

Housing sales across India’s top seven cities increased 3% year-on-year in the July-September quarter of 2026, crossing the one-lakh-unit mark, according to real estate consultant Anarock. A total of 1,00,220 residential units were sold during the quarter, compared with 97,080 units in the same period last year.

The growth was primarily supported by stronger housing demand in the Mumbai Metropolitan Region (MMR), Bengaluru and Hyderabad. MMR and Bengaluru together accounted for 48% of total sales across the seven major cities during the quarter.

Housing sales also increased in value terms, rising 2% year-on-year to approximately ₹1.55 lakh crore from ₹1.52 lakh crore a year earlier. At the same time, average residential prices across the seven cities increased 7% annually.

Developers remained active during the quarter, with around 1,14,320 new residential units launched, an 18% increase from the 96,690 units launched in Q3 2025.

However, market performance varied by city. While MMR, Bengaluru and Hyderabad recorded growth in sales, Delhi-NCR, Pune, Chennai and Kolkata reported declines.

Anarock expects housing demand to receive further support from the upcoming festive season. The consultant said increased activity during the festival period could provide additional momentum to the residential market in the coming months.
