The agreement secures a prime spot for the company in Northwest Houston’s logistics corridor just as the warehouse construction project races toward its scheduled year-end completion.
The facility, developed by Clay Development & Construction, sits strategically at the intersection of Mueschke Road and the Grand Parkway. By locking in the space now, SEG Manufacturing bypasses the uncertainty of the open market, ensuring they have the square footage needed for their expanding operations. Real estate experts say the move is telling: even with a steady stream of new inventory, premium, crane-ready manufacturing space remains a hot commodity.
Brokers from JLL and Colliers, including Will Clay and Jon Lindenberger, facilitated the transaction, bridging the gap between the tenant’s immediate needs and the developer’s timeline. For Clay Development, securing a full-building tenant during the active warehouse construction phase validates their speculative bet on Tomball’s growth. For SEG, it marks another aggressive step forward, cementing their footprint in a region that is fast becoming a manufacturing heavyweight.
