Delhi-NCR’s residential market is undergoing a dramatic transformation. Once known for offering homes across a wide range of budgets, the region is now witnessing a sharp tilt towards luxury housing, making affordable options increasingly scarce for middle-income buyers.
Several factors are driving this shift. Rising land prices, increasing construction costs and higher compliance expenses have made it difficult for developers to launch budget-friendly projects. At the same time, demand for premium homes has surged as affluent buyers seek larger residences, better amenities and integrated lifestyle communities. Developers are naturally prioritising luxury projects that promise stronger margins and quicker sales.
Infrastructure developments such as the Noida International Airport, metro expansion and improved connectivity have further accelerated the premium housing boom, particularly in Noida and Gurugram. These locations are increasingly attracting high-net-worth individuals and investors, pushing property values even higher.
The biggest challenge, however, is affordability. Home prices have risen much faster than salaried incomes, leaving many first-time buyers and middle-class families with limited choices. Industry experts warn that the ₹1–2 crore housing segment is shrinking, creating a widening gap between luxury developments and genuinely affordable homes.
