Knowledge Realty Trust Delivers 15% NOI Growth in Q1 FY27

Knowledge Realty Trust, India’s largest Real Estate Investment Trust (REIT), has reported a strong start to FY27, posting a 15% year-on-year increase in both net operating income (NOI) and revenue for the quarter ended June 2026. The trust also announced a record distribution of ₹751.6 crore, equivalent to ₹1.70 per unit, for its unitholders.

During the April-June quarter, the REIT’s NOI rose to ₹1,243.1 crore, while total revenue increased to ₹1,111.7 crore, reflecting healthy operational performance across its portfolio. The company attributed the growth to higher occupancy levels and sustained demand for premium office spaces.

Knowledge Realty Trust’s portfolio comprises 29 Grade-A office assets spanning 46.5 million square feet across six Indian cities. As of June 30, 2026, occupancy improved to 93%, supported by robust leasing activity. The trust leased 1.4 million square feet during the quarter, evenly split between fresh leases and renewals.

Commenting on the results, CEO Shirish Godbole said the company has entered FY27 with strong momentum, driven by healthy leasing demand and improving portfolio performance. With stable occupancy, continued leasing activity and ongoing developments, the REIT remains well-positioned to deliver sustainable growth and consistent returns for investors in the coming quarters.
