Pune Tops India’s Housing Charts: 44,000 Homes Sold in H1 2025

Pune continues to lead India’s residential real estate market, recording an exceptional 44,000 new home sales in the first half of 2025, equating to ₹33,000 crore in transactions and solidifying its top position for the fifth consecutive year. The city’s appeal stems from its rare blend of affordability, average home prices hover around ₹75 lakh, significantly lower than Bengaluru (₹1.61 cr) and Mumbai (₹2.26 cr) and a diversified economy combining IT and manufacturing, which continues to drive job creation and investor interest.

Premium housing is witnessing a boom: annual sales of homes priced above ₹1 crore surged from approximately 4,500 in 2021 to 17,000 in 2024, reflecting a rising preference for spacious, upscale living. Yet, with rapid expansion, infrastructure challenges persist. Efforts such as Metro extensions and the Outer Ring Road are underway, but Pune still needs more robust transit networks and an independent airport to support its growth trajectory.
