Mitsui & Sumitomo Lead Surge in Japan-to-India Realty Investments

Japanese real estate giants are ramping up their investments in India, drawn by rising commercial rents, low construction costs and improving timelines for project delivery. The trend reflects growing confidence among developers from Japan, who now see India as a lucrative and high-growth real estate market.

One of the most active firms is Mitsui Fudosan, which first entered India in 2020 via a joint venture with a local property firm in Bengaluru. The company is now evaluating fresh projects worth about 30–35 billion yen (roughly USD 190–225 million), either partnering again with its initial collaborator or seeking new local alliances.

Another major player, Sumitomo Realty and Development, among Japan’s top developers, has committed around USD 6.5 billion across five projects in Mumbai. Two of these sites were added only this year. Sumitomo is also scouting land near the upcoming Navi Mumbai international airport, signalling plans for further expansion in the Mumbai metropolitan region.

Besides office and retail ventures, several other Japanese firms are actively considering ventures in hospitality, data centres and residential developments. While many global investors focus on buying ready properties, Japanese firms appear more willing to take construction risk, using lower labour and building costs in India to their advantage.

This influx of foreign capital and expertise could accelerate India’s premium commercial real estate growth, raise standards of infrastructure design and delivery and intensify competition among developers, which in turn might benefit tenants and end-users with better quality spaces and amenities.
