India’s residential real estate market is witnessing a significant shift towards premium housing, with homebuyers increasingly investing in higher-value properties. According to a recent JLL report, sales of homes priced between ₹1.5 crore and ₹3 crore jumped 58% year-on-year during the first half of 2026, making it the fastest-growing housing segment in the country.
Overall residential sales across India’s seven major cities grew 3% to over 1.38 lakh units, while new project launches increased by 9%, reflecting continued confidence among developers. Premium homes priced above ₹1 crore now account for nearly 71% of all residential sales, compared to 62% during the same period last year. At the same time, demand for homes priced below ₹1 crore continued to decline, indicating changing buyer preferences and higher purchasing power.
Among the leading markets, Bengaluru recorded the highest sales volume, while Chennai emerged as the fastest-growing city in terms of percentage growth. Delhi-NCR also posted steady gains, whereas Pune, Hyderabad, Mumbai and Kolkata witnessed slight declines in sales.
