Dubai, London or Mumbai? The Best Property Markets for Wealthy Indians

Date:

Wealthy Indian investors are increasingly comparing luxury properties in domestic markets such as Mumbai and Gurugram with international destinations including Dubai, London and Singapore. With budgets ranging from ₹20 crore to ₹50 crore, the decision depends on property appreciation, rental income, taxation and investment risks.

India’s luxury housing market has demonstrated strong growth, with property prices across the country’s seven major cities rising approximately 40% between 2022 and 2025, according to real estate experts cited by Moneycontrol.

Overseas markets also present opportunities. Dubai has experienced significant growth in prime residential property values, while London offers potential rental income opportunities. Singapore attracts investors with its regulated property market, although high taxes for foreign buyers can increase acquisition costs considerably.

Rental yields are another important consideration. According to experts quoted in the report, residential rental yields in India typically range between 3% and 5%, while Dubai offers yields of approximately 6%. However, actual returns depend on location, property type, occupancy and associated expenses.

Investors must also account for maintenance costs, transaction charges, taxation and currency fluctuations when comparing international property investments with domestic options.

Indian residents considering overseas purchases must comply with the Reserve Bank of India’s Liberalised Remittance Scheme (LRS), which permits remittances of up to US$250,000 per individual per financial year for permitted transactions.

Ultimately, Indian real estate may appeal to investors seeking domestic market growth, while overseas properties can offer geographical diversification and potentially stronger rental cash flow. Experts recommend evaluating five-year net returns after all costs and taxes before making a decision.

The right property investment depends on individual financial goals, risk tolerance and long-term wealth creation objectives.
