India’s retail real estate market is undergoing a significant transformation as consumer preferences and retail strategies evolve. While shopping malls continue to remain important, new formats such as high streets, mixed-use developments and transit-linked retail destinations are gaining momentum.
Retail leasing across major Indian cities reached a record 8.9 million sq ft in 2025, while absorption in the first half of 2026 stood at around 3.9 million sq ft, marking a 20% rise compared with the same period last year.
Modern malls are increasingly becoming experience-driven destinations, combining shopping with food, entertainment and leisure. At the same time, high streets are becoming more organised and premium, with improved infrastructure and curated retail offerings.
Mixed-use developments are also bringing retail closer to residential and commercial communities, creating built-in customer bases. Airports, metro stations and transport hubs are emerging as new retail opportunities due to their strong footfall.
Another major shift is the growing presence of D2C brands, with online-first businesses expanding into physical stores. Technology is further transforming retail through virtual try-ons, AI-powered styling and interactive experiences.
Overall, India’s retail future is unlikely to be dominated by one format. Instead, malls, high streets, neighbourhood retail, mixed-use projects and transit hubs are expected to coexist, creating a broader and more flexible retail ecosystem.
