HYDERABAD: In a significant relief for homebuyers, the Telangana Real Estate Regulatory Authority (TG-RERA) has directed a Hyderabad-based developer to complete all pending infrastructure and common amenities in a villa project after residents raised concerns over unfulfilled promises made at the time of sale.
The order was issued following a complaint filed by the residents’ maintenance society, which alleged that several amenities promised in brochures and sale agreements had not been delivered despite many homeowners already occupying their villas. The pending facilities reportedly included a clubhouse, sewage treatment plant, water treatment plant, power backup systems and security infrastructure.
To verify the claims, TG-RERA appointed the Engineering Staff College of India (ESCI) to conduct an independent inspection. The inspection revealed that while the project was largely occupied, several key amenities and infrastructure works remained incomplete even after the statutory completion deadline had passed.
Invoking provisions of the Real Estate (Regulation and Development) Act, 2016, the authority rejected the developer’s objections and reiterated that builders are legally obligated to provide all promised facilities once a substantial number of units are occupied. TG-RERA emphasized that such obligations cannot be avoided through procedural or technical arguments.
The authority has directed the developer to complete all pending works within the stipulated timeline and warned that failure to comply could attract penalties under the RERA Act.
The ruling is being viewed as another strong step by TG-RERA toward protecting homebuyers’ interests and ensuring greater accountability in Telangana’s real estate sector. Industry observers believe the decision will encourage developers to adhere more strictly to commitments made to buyers and maintain transparency throughout project execution.
