As rental prices continue to rise in Bengaluru, budget-conscious tenants are increasingly searching for 1BHK apartments under ₹20,000 per month in the city’s competitive housing market.
Real estate experts say affordable rental options still exist in areas such as Electronic City, Kengeri, Yelahanka, Hennur outskirts, Kanakapura Road, RR Nagar, and parts of Whitefield’s peripheral zones. These neighborhoods offer relatively lower rents compared to core IT corridors while maintaining access to public transport and growing civic infrastructure.
The city’s strong demand from IT professionals, startup employees, and migrants continues to keep rental prices elevated in premium locations like Koramangala, Indiranagar, and central Whitefield. However, expanding residential supply in emerging micro-markets has created more affordable options for single professionals and young couples.
Housing analysts note that tenants are increasingly prioritizing connectivity, commute time, and essential amenities over prime addresses. Metro expansion and improved road infrastructure are also influencing rental decisions, making outer areas more attractive.
While exact pricing depends on furnishing, project type, and location, experts believe Bengaluru still offers viable rental options for those willing to explore developing neighborhoods.
