India has entered the world’s top 30 most transparent real estate markets, climbing five positions to rank 26th globally in the 2026 JLL Global Real Estate Transparency Index (GRETI). The improvement moves India up from 31st position in 2024 and places it within the “Transparent” tier.
India has also emerged as the most improved real estate market in the Asia-Pacific region and is among the top five most-improved markets globally. The GRETI evaluates 88 countries and 146 city markets based on factors including the availability and reliability of market information, regulations, transaction processes, listed property markets and sustainability.
The improvement has been supported by regulatory developments, the maturation of the Real Estate (Regulation and Development) Act (RERA), digitisation of land records, expansion of Real Estate Investment Trusts (REITs) and stronger sustainability disclosures. India’s regulatory and legal transparency ranking improved from 37th to 19th globally.
Institutional investment has also continued to grow. Private equity investment in Indian real estate reached $10.5 billion in 2025, while investment during the first half of 2026 stood at $4.3 billion, according to JLL data.
Despite the progress, the report highlights areas requiring further improvement, including land-use planning, property data availability, contract enforcement and technology adoption in secondary cities.
