Brookfield Asset Management has committed ₹4,300 crore to acquire and develop ESR India’s industrial and warehousing portfolio, marking its first warehousing-focused real estate transaction in India.
Under the proposed deal, Brookfield will acquire eight industrial parks spanning approximately 400 acres across major urban markets, including Mumbai and Delhi-NCR. Around 98% of the portfolio’s total space is currently leased to tenants operating in the logistics and industrial sectors, providing an established occupancy base.
ESR India will continue to manage the portfolio following the transaction, ensuring continuity in property management and operations. The acquisition will strengthen Brookfield’s presence in India’s industrial real estate market and provide an entry into the country’s growing logistics infrastructure segment.
Ankur Gupta, Deputy Chief Investment Officer at Brookfield, highlighted that the company’s established presence in India’s office and hospitality sectors provides a strong foundation for expanding into logistics and broadening its real estate investments.
The transaction comes amid increasing institutional investor interest in modern warehousing and industrial facilities across India. Growing demand for organised logistics infrastructure, supported by e-commerce, manufacturing and supply chain expansion, has made the sector an important investment destination.
Recent consolidation activity, including a similar joint venture acquisition involving Canada Pension Plan Investment Board and IndoSpace, further reflects the growing participation of institutional capital in India’s industrial and logistics real estate market.
