India Emerges as Asia-Pacific’s Most Improved Real Estate Market: JLL

India has emerged as the most-improved real estate market in the Asia-Pacific region over the past two years, according to JLL’s 2026 Global Real Estate Transparency Index (GRETI). The improvement comes alongside a significant rise in international investment, with cross-border real estate investment in India reaching a 20-year high of $8.1 billion.

The report places India among the five biggest improvers globally over the two-year period. Vietnam followed India in the Asia-Pacific region, with South Korea, Australia and Thailand also recording notable improvements.

India has also maintained a strong long-term trajectory, ranking fourth for transparency improvement over the past 10 years and third over a 20-year period. JLL assessed real estate transparency across 88 countries and territories, with around two-thirds recording significant gains.

The report highlights growing investment in artificial intelligence and data centres as an important factor shaping India’s real estate market. At the same time, it identifies areas requiring further development, including land pooling, implementation of city master plans and contract enforcement.

Property data and technology adoption also remain uneven across India, particularly in secondary cities, while proptech adoption varies across government and real estate markets.

Overall, the findings highlight the continuing evolution of India’s real estate ecosystem and its growing integration with global institutional investment.
