Construction Begins on Baywood Logistics Distribution Center in Pasadena

Pasadena, TX — Houston‐based real estate developer The Avera Companies has begun construction on Baywood Logistics, a speculative industrial warehouse located on 34 acres along Red Bluff Road, just south of Genoa-Red Bluff Road in Southeast Houston.

The building will offer roughly 374,297 square feet of front-load distribution space with specifications that cater to modern industrial tenants. Key design features include a 36-foot clear height, 235-foot oversized truck court, 62 dock-high doors, 60-foot speed bays, a 4,197-square-foot build-to-suit office component, heavy electrical power capacity of about 3,000 amps, and generous parking for trailers and cars.

Strategically sited about five miles south of Highway 225 in Pasadena, Baywood Logistics provides both proximity and logistical advantages. It is within 10 miles of the Port of Houston’s Bayport Container Terminal and Barbours Cut Container Terminal, making it highly desirable for supply chain, shipping, and import/export operations.

The facility is expected to be ready for tenants by the second quarter of 2026. Leasing is being managed by CBRE, and industry experts note that supply of large industrial buildings in this submarket—especially with direct access to the ship channel—is limited, making Baywood Logistics a significant addition to the region’s industrial landscape.
