Despite India’s rapid infrastructure and real estate expansion, only 10-12% of construction projects currently undergo independent third-party quality audits, according to the Construction Quality Rating Agency (CQRA). The low adoption rate has raised concerns about construction quality, project delays and cost overruns across the sector.
Third-party quality audits provide an unbiased assessment of construction practices, materials, workmanship and compliance with engineering standards. These inspections help identify defects at an early stage, reducing the risk of structural issues, rework and financial losses. Industry experts believe that wider adoption of such audits can significantly improve project quality while enhancing transparency and accountability.
According to CQRA, independent quality assessments are more common in urban projects, while adoption remains limited in smaller cities and rural developments. Experts attribute this to limited awareness, additional costs and the absence of mandatory regulatory requirements. They also point out that developed nations often integrate third-party quality audits with construction insurance, encouraging higher compliance.
As India continues investing heavily in highways, railways, commercial buildings and housing projects, strengthening quality assurance mechanisms will be critical. Greater regulatory support, industry awareness and independent inspections can help improve construction quality, reduce lifecycle costs, increase buyer confidence and ensure safer, more durable infrastructure for the future.
