India’s residential real estate market continues to demonstrate strong growth, with premium and ultra-luxury homes becoming a key attraction for buyers. In the first half of 2026, the top eight cities recorded nearly 1.71 lakh housing sales, highlighting steady confidence among homebuyers despite changing market conditions.
The biggest highlight was the rapid growth in the ultra-luxury housing category. Homes priced between ₹20 crore and ₹50 crore witnessed a remarkable rise in demand, with sales more than doubling compared to the previous year. This reflects the growing preference of high-net-worth individuals for spacious homes, premium amenities, exclusive locations and luxury-driven lifestyles.
Mumbai continued to dominate India’s luxury real estate market, contributing a major share of high-value residential transactions. Cities like NCR, Hyderabad and Bengaluru also saw increasing interest from affluent buyers seeking premium properties.
The demand for homes above ₹1 crore also remained strong, showing a clear shift in buyer preferences towards better quality, larger spaces and lifestyle-focused developments. Rising income levels, improved infrastructure and confidence in real estate as a long-term investment are further supporting this trend.
While affordable housing faces challenges due to rising prices, premium and luxury segments continue to perform strongly. India’s housing market is evolving, where modern buyers are looking beyond just ownership; focusing more on comfort, exclusivity and a superior living experience.
