Hyderabad Rent Boom: Gachibowli & HITECH City See Over 50% Surge in House Rents

In a striking trend unfolding across Hyderabad’s rental market, the neighborhoods of Gachibowli and HITECH City have seen house rents climb by over 50 percent over the past five years. This surge reflects intensified demand from a rapidly expanding IT workforce coupled with a shortage of ready-to-move-in apartments.

Anarock’s report highlights that, between end-2021 and Q2‑2025, rents for a standard 1,000 sq ft, 2 BHK home skyrocketed from ₹22,000 to ₹36,600 in Gachibowli—a staggering 66% increase. In HITECH City, the same configuration rose from ₹23,000 to ₹36,350, marking a 58% jump.

These remarkable increases aren’t isolated to Hyderabad. Across 14 micro‑markets in India, average capital values climbed 24–139%, while rentals rose 32–81% in the same timeframe.

“Even as national rental inflation has eased, these two pockets continue to post double‑digit annual increases thanks to unrelenting demand from a growing IT workforce and the scarcity of ready‑to‑move‑in apartments,” the report notes.

Rents in these IT-centric localities are now a flashpoint in Hyderabad’s real estate narrative—underscoring the city’s evolving dynamics of urban demand, infrastructure pressure, and shifting housing patterns.
