Ganeshotsav to Diwali: Pune realty heats up with tokens and festival offers

Developers across Pune are reporting a surge in enquiries and pre-bookings as the city heads into the festive stretch from Ganesh Chaturthi to Diwali. Sales teams say many buyers—especially in the 25–35 age group—are locking refundable tokens and timing registrations or move-ins to auspicious dates, even if they don’t strictly “wait for a muhurat.”

Demand is strongest in the ₹70 lakh–₹2 crore band, a segment that has expanded sharply over the past four years and is seeing fresh launches across city-centre and eastern corridors. In H1 2025, Pune Metropolitan Region clocked ~44,000 flat sales worth ₹32,800 crore, setting up expectations that 2025 will top last year’s tally. Micro-markets such as Manjri and Kharadi are poised to add sizable new inventory through high-profile launches, according to brokerage inputs.

To convert early interest, developers are rolling out festive sweeteners: waivers on stamp duty/GST/registration for select projects, spot-booking discounts, “no EMI till possession,” and subvention tie-ups with banks. Some are planning Diwali melas with limited-period finance schemes to nudge faster decisions. This year may also see material add-ons—appliances or even two-wheelers—bundled up to ~₹2.5 lakh, a tactic expected to run from Navratri through Diwali to create urgency.

With upbeat sentiment, healthy launch pipelines and offer-led conversions, Pune’s festive quarter is shaping up as a strong demand window for both first-time buyers and upgraders.
