“90% of Buyers Lose Money in Indian Real Estate”: What the Top 1% Do Differently

Date:

According to financial advisor Akshat Shrivastava, the majority of Indian real estate buyers—nearly 90%—fail to make meaningful returns due to inflated prices, poor fundamentals, and emotional decisions. He emphasizes that while lay buyers chase familiarity or status, the top 1% of investors adopt a sharply different, calculated strategy.

These high-net-worth individuals follow a three-part formula:

  1. Branded Residence Launches: They invest in under-construction, premium branded projects at launch prices, targeting 2x returns by sale or handover.

  2. Commercial/Rental Assets: They acquire small commercial units in high-rent zones, generating steady 7–9% annual cash flows.

  3. Land Parcel Holdings: They hold scarce land—often in emerging growth corridors—for long-term compounding and legacy wealth.

Unlike typical buyers who treat homes as emotional assets, the top 1% structure real estate holdings like a diversified portfolio: combining appreciation plays, income streams, and ultra-long-term value. They avoid residential properties solely for lifestyle or capital gains and instead focus on yield, flexibility, and tax efficiency .

Shrivastava’s insights, based on surveys and cautionary tales—like NRI buyers seeing flat values dwindle after inflation—stress the need for financial literacy. His advice to regular buyers? Learn how top investors allocate capital—or risk being part of the 90% who don’t see real returns.
