Property developer Chancerygate has commenced construction on its new Grade A urban logistics project in Old Trafford, Manchester, marking a major addition to the region’s industrial infrastructure. The development, named UrbanX, will deliver approximately 53,000 sq ft of sustainable logistics space across a two-acre site on Brindley Road, strategically located less than a mile from Manchester city centre.
The project will consist of two leasehold units measuring 30,200 sq ft and 22,800 sq ft, designed to meet modern sustainability standards with targeted EPC A+ and BREEAM Excellent ratings. The scheme is expected to support urban logistics occupiers looking for high-quality space close to key transport routes and city-centre delivery zones.
UrbanX is positioned near Bridgewater Way and within an established industrial and commercial area, making it attractive for logistics and distribution businesses. Chancerygate estimates that the project could generate up to 60 new jobs, contributing to local economic growth.
