Blackstone and Panchshil Realty to Develop India’s Largest AI-Driven Data Center in Navi Mumbai

Blackstone and Panchshil Realty have announced plans to construct India’s largest data center campus in Navi Mumbai. The 500MW facility will span 3 million square feet across 14 buildings and will utilize up to 65 percent renewable energy, according to reports from Marksmen Daily.

The ambitious project involves an investment of INR 20,000 crore ($2.3 billion) and will be located at Gramercy Info Park’s 50-acre site, adjacent to Reliance Corporate Park in Navi Mumbai. Gramercy Info Park is a subsidiary of Panchshil Realty.

Blackstone, a global investment giant, has over $50 billion in assets under management in India, with nearly half of its investments concentrated in Maharashtra. The company is also engaged in two other data center projects with Lumina CloudInfra in Navi Mumbai, each valued at over $300 million.

While this project is being positioned as India’s largest data center campus, Mukesh Ambani’s Reliance Industries has also announced plans to develop the ‘world’s largest’ data center in Jamnagar earlier this year.

Navi Mumbai has become a prime hub for data centers, attracting major players such as NTT, Sify Technologies, Colt, Reliance, STT, AdaniConneX, Equinix, and AWS. Digital Edge is also developing a facility in the region. Google was reportedly considering land acquisition in Navi Mumbai for its first self-built data center in India.

A JLL report at the end of last year projected that India’s data center capacity would surge by 66 percent by 2026, with Navi Mumbai emerging as a key data center hub.
