However, developers note a significant shift in buyer mindset—homebuyers are now paying for time, connectivity, and convenience rather than premium finishes like imported marble or luxury fittings.

Proximity to workplaces, reduced commute times, and access to social infrastructure such as schools and hospitals are outweighing aesthetic upgrades. Many buyers are opting for smaller but strategically located homes that enhance work–life balance in a city known for traffic congestion.

Analysts suggest that while ₹1 crore may still buy property in emerging areas, expectations around size and luxury need recalibration. The focus is shifting toward functional design, sustainable construction, and integrated townships.
