  1. Branded Residence Launches: They invest in under-construction, premium branded projects at launch prices, targeting 2x returns by sale or handover.

  2. Commercial/Rental Assets: They acquire small commercial units in high-rent zones, generating steady 7–9% annual cash flows.

  3. Land Parcel Holdings: They hold scarce land—often in emerging growth corridors—for long-term compounding and legacy wealth.

Unlike typical buyers who treat homes as emotional assets, the top 1% structure real estate holdings like a diversified portfolio: combining appreciation plays, income streams, and ultra-long-term value. They avoid residential properties solely for lifestyle or capital gains and instead focus on yield, flexibility, and tax efficiency .
