Logistics Warehouse Construction Breaks Ground at UK’s Largest Speculative Hub

Construction has begun on a major logistics warehouse at Panattoni Park in Swindon, which will become the UK’s largest speculative logistics hub. Situated on a 360‑acre former Honda plant site, the development will deliver a total of 7.2 million sq ft of high‑specification warehouse space once complete.

In the initial phase, main contractor Winvic has broken ground on a 915,000 sq ft facility featuring a 21‑metre clear internal height and a 90‑metre cross‑docked service yard. The building is designed to meet BREEAM Outstanding standards and achieve an EPC A rating, reflecting a strong emphasis on sustainability and energy efficiency. Future phases include a second 545,000 sq ft unit already under construction and planning consent for an additional 1.2 million sq ft, all targeting net‑zero carbon construction.

Panattoni Park Swindon is intended to support third‑party logistics operators responding to rising demand from e‑commerce, retail and manufacturing sectors. James Watson, Panattoni UK’s Head of Development for Southern England & London, said the project exemplifies the company’s strategy of delivering scale, prime locations, robust power infrastructure and high‑quality specifications ahead of market requirements.

The first warehouse is expected to be operational by early 2026, with the full park scheduled for completion in 2027. Industry observers note that this significant warehouse construction underlines the resilience of the UK logistics market, even as occupiers navigate supply‑chain challenges and limited development land.
