Croydon, South London – Ground has broken on a new 55,165 ft² ultra-sustainable logistics warehouse, developed by industrial builder KSP in partnership with global real assets investor PATRIZIA under its GLi banner. The CR2 facility is purpose-built to set fresh standards in environmental performance and cost efficiency for last-mile distribution in the capital’s southern suburbs.
Key green features include a rooftop solar photovoltaic array, 100 percent electric-vehicle charging infrastructure and smart LED lighting with occupancy controls. Rainwater harvesting and high-performance insulation are also integrated to minimise energy use and waste. Together, these measures are expected to deliver annual occupier savings of around £155,000—equating to roughly £2.81 per square foot in fuel and maintenance costs.
Trudy Revell, Development Director at GLi, described the CR2 launch as a pivotal response to evolving logistics demands. She highlighted the warehouse’s strategic proximity to Central London and major transport arteries, which will enable tenants to reduce transit times and strengthen supply-chain resilience. David Johnson, CEO of KSP, added that access to a skilled local workforce further enhances its appeal.
Following the successful handover of the adjacent CR1 unit, CR2 is slated for practical completion in Q4 2025. The project reinforces Croydon’s emergence as a leading sustainable logistics corridor.
