Bhogapuram Airport Sparks Real Estate Boom Along Visakhapatnam’s Northern Corridor

Bhogapuram, poised to host the new Alluri Sitarama Raju International Airport by mid-2026, is rapidly emerging as a real estate hotspot, mirroring Hyderabad’s Shamshabad corridor. The Andhra Pradesh government has already fast-tracked land acquisition—securing over 2,150 acres, with another 500 acres added recently—to ensure the airport project stays on schedule .

Connectivity is improving at a fast pace: a six-lane expressway worth ₹6,500 crore will directly link Visakhapatnam city to Bhogapuram, and preliminary plans for 22 direct access roads have received government approval. Additionally, upcoming infrastructure projects like the Vizag metro and a coastal semi-ring road will further enhance access.

These developments have triggered a sharp rise in land values: prices soared from ₹50 lakh to ₹2 crore per acre since the airport’s MOU and design agreements. Developers are now launching villa plots, apartments, and commercial layouts within 40 km of the airport, with interest from premium hotel brands like Oberoi and Taj signaling strong investor confidence.

As Bhogapuram gears up for airport operations, its surrounding areas are primed for a sustained surge in real estate demand—driven by improved connectivity, investor interest, and strategic development backed by state and private players.
