Bengaluru Real Estate: E‑Khata Now Mandatory from July 1

From July 1, 2025, Bengaluru property owners must obtain an e‑Khata, a digital version of the traditional Khata certificate for any transaction involving building plans, sales, or registration within BBMP limits. The e‑Khata drive has already covered approximately 5.34 lakh properties out of an estimated 25 lakh, underscoring the city’s push toward greater transparency in property ownership.

Deputy CM D.K. Shivakumar emphasized that property records are being digitized and updated, with unique identifiers being assigned, much like Aadhaar but for properties. To ease the transition, the BBMP is hosting ward-level e‑Khata melas throughout July, where officials assist residents in applying via the E-Aasthi portal or during the on‑ground camps.

In tandem, BBMP is integrating its building plan approval portal (EoDB‑OBPS) with E-Aasthi. From July 1, all plan approvals will demand entry of the property’s e‑Khata or EPID, triggering an automated cross‑check of ownership and tax data. This eliminates manual steps and aims to significantly speed up approvals.

Property owners—especially those with missing or outdated Khata, must act now. Visit your ward office, join a mela, or use the E-Aasthi portal to secure your e‑Khata before the July 1 deadline.
