Nagpur-based XSIO Logistics has made a decisive move into the competitive Mumbai market by acquiring a seven-acre land parcel near Chhatrapati Shivaji Maharaj International Airport for ₹230 crore. This high-value acquisition marks the company’s entry into the urban logistics sector and serves as the foundation for a larger development project estimated at ₹470 crore.
The company plans to develop a state-of-the-art logistics park on the site, leveraging its existing partnership with global investment firm Blackstone, with whom it already operates a facility near Nagpur. The new Mumbai facility will be partially temperature-controlled, specifically designed to support high-demand industries such as multinational corporations, quick commerce platforms, cloud kitchens, and pharmaceutical companies.
Strategically located near Terminal 1, the site offers critical advantages for rapid distribution and last-mile delivery. The project is currently awaiting pre-construction approvals and is expected to be completed within three years of breaking ground. By establishing this facility near a major transport hub, XSIO Logistics is positioning itself to capture significant value in India’s financial capital.
