According to a recent report by Housing.com in collaboration with the Indian School of Business, Pune’s Housing Price Index (HPI) dropped by 4 points year-on-year—while cities like Bengaluru and Hyderabad continued to see upward price momentum.

What’s Driving Pune’s Downturn?
The slowdown has been primarily triggered by uncertainty within the city’s key economic sector: IT. Concerns over a potential global economic downturn, particularly in the U.S., have dampened buyer confidence in Pune’s tech corridors—prompting increased hesitancy among discerning homebuyers and resulting in softer demand.

Interestingly, despite this price dip, interest remains strong among affluent buyers seeking larger or premium properties. This suggests that the decline is most pronounced in the mid-range and affordable segments, while higher-end homes continue to hold appeal.
