Property transactions worth nearly ₹1,000 crore have come to a halt in Mysuru due to ongoing technical glitches in the mandatory e-Khata system. For over two months, buyers, sellers and developers have been facing delays as the digital platform, introduced to streamline property documentation, continues to experience operational problems.
The e-Khata system was designed to replace the traditional paper-based khata certificate and simplify property ownership records. However, persistent server issues, software errors and verification delays have prevented applicants from obtaining valid certificates. Without an approved e-Khata, property registrations and transfers cannot proceed, effectively freezing multiple high-value transactions across the city.
Real estate developers and industry bodies have raised concerns about the mounting backlog and its impact on the local property market. According to stakeholders, the delays are affecting liquidity, investor confidence and ongoing project timelines. Many buyers who had planned purchases are now left waiting indefinitely for documentation clearance.
There are also concerns regarding additional procedural requirements that have added to the bottleneck, particularly impacting senior citizens and non-resident property owners. Industry representatives have urged the state government and local authorities to urgently resolve the technical flaws and ensure smoother processing.
With Mysuru’s real estate sector witnessing steady growth in recent years, experts believe that restoring efficiency in the e-Khata system is critical to reviving stalled transactions and maintaining market stability.
