Institutional Investments in Indian Real Estate Rise 11% in Q3 2025: Colliers

Institutional investments in India’s real estate sector grew 11% year-on-year during the July–September quarter of 2025, according to data from Colliers. The rise reflects continued investor confidence in India’s property market, driven by strong economic fundamentals, robust leasing activity, and improving transparency in the sector.

The report highlighted that foreign investors accounted for a major share of inflows, with a focus on Grade-A office spaces, industrial assets, and data centers. Domestic institutional players also increased participation, particularly in the residential and warehousing segments, signaling a broad-based recovery across asset classes.

Colliers noted that Mumbai, Bengaluru, and Delhi-NCR remained the top investment destinations, together attracting more than two-thirds of total inflows during the quarter. The growing preference for income-generating assets and long-term partnerships with developers continues to shape investment strategies.

Experts attribute the steady growth to India’s expanding infrastructure, rising urbanization, and policy reforms supporting REITs and foreign investment. With developers diversifying portfolios and demand for quality assets rising, analysts expect the positive momentum to sustain through 2026.

Overall, the 11% uptick underscores India’s position as one of Asia’s most resilient and attractive real estate investment destinations for institutional capital.
