Goa Amends Building Rules to Boost Small-Scale Industries

The Goa government has amended its Land Development and Building Construction Regulations, 2010, to benefit small industrial units. The primary change involves relaxing road access requirements, making it easier for smaller businesses to construct and operate. The previous regulations often considered the number of storeys and floor area, which created a restriction on the required road width.

Under the new Goa Land Development and Building Construction (Amendment) Regulations, 2025, industrial sheds and manufacturing facilities can now be built with a proposed road width of at least 10 meters. For smaller two-storey sheds, with a floor area of up to 1,000 sqm, a six-meter existing road is now acceptable. However, for larger units (over 2,000 sqm or more than two floors), the 10-meter road width requirement remains. Additionally, plot owners will be required to leave a designated setback for future road widening. This move, as per the notification by chief town planner Vertika Dagur, is expected to streamline the development process for small-scale industries in the region.
