The Greater Noida Authority (GNA) has given long-awaited relief to hundreds of homebuyers by approving co-developers for two long-stalled group-housing projects in Sectors 10 and 1. These approvals fall under the 2023 Uttar Pradesh rehabilitation policy, which allows financially capable real estate firms to take over stuck or delayed projects and complete them.
In Sector 10, Birla Estates has received in-principle approval to co-develop a project originally allotted to Nobal Buildtech. The project, spread across nearly 20,000 square metres, was allotted in 2015 with a seven-year completion deadline. However, no construction ever began, leaving homebuyers uncertain about their future homes. The Authority has now made Birla Estates’ approval conditional on paying 25% of the revised outstanding dues within one month, a move expected to accelerate the long-delayed progress.
The second project, located in Sector 1, was allotted in 2011 to Gayatri Hospitality & Realcon. This project also saw no advancement for over a decade. Now, Floral Homes has been approved as co-developer, giving the project a fresh chance at revival. Covering around 36,000 square metres, the development is considered one of the major projects in the area.
With the addition of these two projects, a total of nine stalled developments in Greater Noida have now been granted permission to induct co-developers. For homebuyers who have faced years of uncertainty, these approvals offer renewed hope that construction will finally move forward and long-delayed homes may soon be delivered.
