Bengaluru Real Estate Alert: e‑Khata Mandatory from July 1—Have You Updated Yours?

Starting July 1, 2025, the Bruhat Bengaluru Mahanagara Palike (BBMP) has mandated e-Khata—the digital version of property Khata—for all property transactions, plan approvals, and registrations under its jurisdiction.

The move aligns with the BBMP’s strategy to integrate property tax and ownership data into its EoDB-OBPS building approvals portal, eliminating manual documentation and expediting approvals through automatic verification. Failure to provide a valid e-Khata will now block any online building plan submissions.

So far, over 5.34 lakh properties have received e-Khata, with BBMP issuing more than 5.3 lakh final certificates across the city. A successful mega-camp in Byatarayanapura processed 1,500 certificates in a single day, easing access for digitally underserved residents.

Who’s impacted?

  • 🏠 All property owners across BBMP limits must have e-Khata before transacting or submitting plan approvals.

  • 📌 Residents in newly added suburbs (e.g., Talaghattapura, Hemmigepura) should apply for fresh e-Khata if missing from records.

How to apply:

  1. Visit the E-Aasthi portal (bbmpeaasthi.karnataka.gov.in) or use Seva Sindhu.

  2. Upload sale deed, Aadhaar, encumbrance certificate, property photo, and e-KYC.

  3. Complete e-sign and receive your certificate digitally—BBMP processes most within 1–2 days.
