India’s commercial real estate market is entering a new growth phase, driven by rising office demand, technology investments, infrastructure development and expanding retail businesses. According to a report by The Realty Today, the market is growing beyond traditional business districts, creating new opportunities in emerging commercial corridors.
India recorded a record 45.5 million square feet of office space absorption in the first half of 2026, according to CBRE. New office supply also reached 32 million square feet during the same period, highlighting strong activity among developers and businesses.
Global Capability Centres (GCCs) are playing a major role in this growth. These centres accounted for 46% of Grade A office leasing in the first half of 2026, with 16.6 million square feet leased, according to Colliers.
Infrastructure improvements, including better roads and metro connectivity, are also supporting commercial development across Delhi-NCR. Areas such as Gurugram, Noida, Greater Noida and the Yamuna Expressway are attracting attention as businesses look for well-connected office locations.
Data centre investments are adding further momentum, particularly in technology-focused regions. At the same time, retail leasing reached 3.9 million square feet in the first half of 2026, recording 20% year-on-year growth, according to CBRE. Domestic brands and direct-to-consumer (D2C) businesses are contributing to demand for retail spaces.
Institutional real estate investment reached $4.5 billion in the first half of 2026, up 50% year-on-year, according to Colliers.
Overall, India’s commercial property market is expanding through a combination of office demand, digital infrastructure, retail activity and improved connectivity. Future growth will depend on location quality, infrastructure and the ability of developers to meet changing business needs.
