According to BDA officials, the unsold inventory primarily includes a mix of flats and villas. While apartment units have witnessed consistent demand, villa sales have moved at a slower pace due to their higher price points. Authorities have stated that such inventory levels are not unusual in large-scale housing developments and are part of a typical absorption cycle.
The BDA has emphasized that it is not engaging in distress sales or price cuts to offload the remaining units. Instead, the authority expects gradual sales momentum as market conditions stabilize and buyers evaluate long-term investment opportunities. Compared to private developers, public sector housing bodies often experience longer sales cycles due to structured pricing models and regulatory processes.
