Capital inflows into India’s real estate sector surged 25% year-on-year to a record $14.3 billion in 2025, reflecting strong domestic and global investor confidence, according to a report by CBRE. The milestone underscores India’s growing prominence as a preferred real estate investment destination amid global economic uncertainty.

CBRE noted that office assets continued to attract the largest share of investments, supported by sustained demand from global capability centres (GCCs), technology firms, and flexible workspace operators. Industrial and logistics assets also witnessed strong inflows, driven by e-commerce growth, manufacturing expansion, and supply chain diversification strategies.

The report highlighted increasing investor interest in alternative asset classes such as data centres, life sciences facilities, and mixed-use developments, reflecting a shift toward future-ready and resilient real estate segments. Residential investments, particularly in mid-income and premium housing, also gained traction as end-user demand remained stable.

Both foreign and domestic institutional investors played a key role in driving capital inflows, supported by improved regulatory transparency, better governance standards, and the growing success of REITs in India. Competitive yields and long-term growth prospects further strengthened India’s appeal.

CBRE expects investment momentum to remain strong, supported by infrastructure expansion, urbanisation, and policy stability—positioning India’s real estate sector for sustained capital inflows in the years ahead.
